Job description
Reporting to the AVP, Finance & Operations Real Estate Investment Finance this position is responsible for preparing the management reporting and analysis to help Real Estate senior management evaluate performance against budget and past experience. This role will also include overseeing reporting as part of Real Estate Industry Benchmarks and insurance specific reporting requirements around Minimum Continuing Capital and Surplus Requirements and Source of Earnings analysis.

Key stakeholders for this role include Real Estate Operations and Real Estate Finance Senior Management.

Responsibilities:

1. Leading Quarterly Performance Reporting on Investment Properties

Responsible for accurate preparation and coordination of a management reporting binder which goes to senior Real Estate management. Including analysis and commentary on variances to budget on the portfolio of investment properties within the General Account.

2. Supporting Quarterly Performance Reporting on Company’s Own Use Properties


As part of the quarterly management reporting binder provide support and oversight to getting proper analysis & commentary done on variances against budget. Mentoring less junior staff to ensure a high quality product is produced.

3. Source of Earnings Analysis

Work with Investment Finance (Asset Liability Management) to ensure consistency of methodology and information. Fleshing out any differences and clearly communicating their nature to confirm if they are appropriate or should be eliminated. Prepare source of earnings projections pre-quarter end based on property appraisals.

4. Minimum Continuing Capital & Surplus Requirements (MCCSR)

Overseeing preparation and ensuring accuracy of Quarterly MCCSR data and calculations. Validating consistency of process and analyzing for errors from one period to the next.

5. Oversight of IPD Data Reporting

Review and oversee the delivery of financial data to an external index company that tracks performance in Real Estate through various metrics against various benchmarks and comparable companies. Ensuring the data is accurate and that the reporting that is received back from the index company is consistent with the data sent.

6. Leading Net Operating Income Analysis

Review and understand the net operating income for the portfolio of both Investment Properties and Company Own use properties in the general account on a monthly basis as compared to previous experience and budgeted performance. Seeking out answers from operational management, evaluating performance on a property by property basis as well as across regions.

Qualifications

• University Business Degree and/or recognized accounting designation (CA,CMA or CGA); or MBA specialized in Accounting/Finance required

• 10 years of progressive financial management experience; asset management & or Real Estate industry experience is highly desirable

• Experience working with senior management teams (Stakeholder management requiring persuasion / influencing skills); relationship building and negotiation skills

• Excellent team management/leadership skills with experience leading teams in complex environments

• Strong business acumen with a solid understanding of the business environment

• Inspired leadership

• Advanced Excel skills and experience with reporting applications

• Knowledge of Yardi CTI desirable

• Strong project management skills

• Strong oral/written communication skills required to interact with senior officers and representatives from other Divisions and functional departments

• Practical problem solving skills and the ability to influence change

• The ability to use judgment and assess reasonability of analysis
